Please read these Terms and Conditions carefully before booking your stay at Skylark, Kingfisher or Honeystone Cottages. By making a booking, you agree to the following terms:
A non-refundable deposit of 25% is required to secure your booking.
The remaining balance must be paid 6 weeks prior to arrival.
For bookings made within 6 weeks of arrival, full payment is required at the time of booking.
Cancellations made more than 6 weeks before arrival: Deposit retained, balance refunded (if paid).
Cancellations less than 6 weeks before arrival: No refund.
We recommend that guests take out comprehensive travel insurance.
Check-in: From 4:00 PM
Check-out: By 10:00 AM
Early check-in or late check-out may be possible by prior arrangement and subject to availability, with £10 charge per each additional hour.
Maximum number of guests: Skylark and Kingfisher Cottages - 4 guests. Honeystone Cottage - 8 guests.
Only the named guests on the booking form are permitted to stay overnight.
No parties, events, or unregistered guests allowed.
No smoking/vaping/drugs inside the property.
No pets allowed.
Please respect neighbours and keep noise to a minimum, especially after 10:00 PM.
Dispose of rubbish and recycling in the provided bins (in the garage) as explained in the folder.
A refundable security deposit of £150 is required.
This will be returned within 48 hours after departure or as soon as the place has been cleaned, subject to a property inspection.
Deductions may be made for:
Damages to furniture/carpets/soft furnishings (we don't mind the odd broken glas!
Excessive cleaning
Loss of keys or other items
The owners shall not be held liable for:
Any loss, theft, or damage to personal property.
Injury or accident sustained while on the premises.
Guests use the property and amenities at their own risk.
Wi-Fi is provided free of charge; however, we cannot guarantee uninterrupted service.
Electricity, heating and water are included in the rental price.
Please note that there are no EV charging facilities at the property.
Guests are not permitted to use standard electrical outlets at the property to charge electric vehicles, as this poses a fire and insurance risk.

Please plan ahead for EV charging during your stay.
We cannot accept liability or pay compensation for events outside our control (e.g., natural disasters, pandemics, government travel restrictions).
In the unlikely event of a complaint, please notify us immediately during your stay so we can address the issue.
We are not responsible for complaints made after departure that were not raised during the stay.
These Terms and Conditions are governed by the laws of England and Wales.
